To allow the agency to achieve the best possible results, and to avoid any misunderstanding during the process, we follow a precise protocol, without exception.


Processes may differ slightly between sellers and buyers but in both cases the signature and registering of a mandate (search or sale) is a preliminary step based on a French legal constraint.

 

 

Processes for buyers and sellers

Buyers

BuyerIf you are a buyer searching for high end real estate our relationship begins as soon as we take note of your request. This is a very important step for the future, that the relationship is formalized from your side, with the signature of a search mandate (*) and, from our side with the signature of a Privacy Undertaking to preserve confidentiality (*).


The complete process when entering into a relationship, with possible sellers of any properties we have selected , is as follows:

1. Signature and recording of the search Mandate, amended by the precise description of the search property.

2. Recording of the intermediation fees agreement (*) which you have to sign.

3. Constitution and transmission of your file to the seller as a preliminary to any visit. This file should at least contain :

3.1 Letter Of Intent, including the name of Immobilière Clément, sent to the sole agent of the seller (*).

3.2 Proof of funds(*)

3.3 Comfort Bank Letter (*)

4. Exchange of documentation between Buyer and Seller.

5. Buyer and seller are in direct relationship after the exchange of documentation. L' Immobilière Clément accompanies the parties and intervenes for visits. They assist and advise right up to the appointment with the notary.

Owners/Sellers

If you are the owner of high end real estate looking for a buyer our relationship starts to run from the time we take note of your request. This is an Important step for the future. The relationship is formalized from your side, with the signature of a sale mandate (*), exclusive or not, and, from our side with the signature of a Privacy Undertaking to preserve confidentiality (*).
Then we collect minimum information to establish a reasonable presentation pack (photos, plans, compulsory diagnostic taxes,etc.)
The complete process to enter into a relationship with possible buyers we have selected is then as follows:

1 . Recording of the intermediation fees agreement (*) which you will have to sign.

2. Buyer ID disclosure and transmission of his file including:

2.1 Letter Of Intent (*)

2.2 Proof of funds (*) or/and bank letter of credit or BCL (Bank Comfort Letter) (*)

3. Exchange of further documents between the seller and the buyer

4. Buyer and seller are in direct relationship after the exchange of documentation. L' Immobilière Clément accompanies the parties and intervenes for visits and advises right up to the appointment with the notary.
